Skyline Tower – Architecture, Technology and Safety at the Highest Level
As part of the office campus THE m.pire, the Skyline Tower is an architectural highlight with a distinctive appearance. Its most striking feature is the curved roof, which gives the building an unmistakable silhouette. The transparent steel-and-glass façade creates a bright and open atmosphere inside the office building.
Located in Parkstadt Schwabing, in the immediate vicinity of the A9 motorway, the Skyline Tower is perceived as an impressive structure, particularly by those arriving from the north. Internationally renowned architect Helmut Jahn designed a building that stands out through its transparent lightness, bright rooms and impressive panoramic views.
Technical Modernisation with a Focus on Fire Protection
The combination of innovative design and sustainable materials makes the Skyline Tower an architectural statement of the highest quality.
In 2022, an upcoming tenant change was used as an opportunity to redesign the building completely—from a single-tenant to a multi-tenant concept. The focus was also placed on safety-relevant aspects such as preventive fire protection.
As part of this process, the pressurised smoke extraction system was revised to ensure that, in the event of a fire, no smoke can enter the necessary safety areas. This is the only way to ensure that building occupants can leave the building safely and unharmed in a fire situation.
Due to the building‘s height, reliable smoke extraction via façade openings is not possible. The pressure conditions are too sensitive and are quickly affected by weather conditions. In strong winds or fluctuating temperatures, reliable smoke extraction through façade openings would no longer be guaranteed. The solution lies in installing internal smoke extraction shafts.
For the Skyline Tower, three such smoke extraction shafts were planned as part of the technical redesign. They extend from the ground floor to the top floor, ensuring safe smoke extraction from every level via the roof.
Modular Construction and Precise Planning Enable a Smooth, Efficient Process
To meet the tight schedule and structural requirements, the decision was made in favour of a modular all-in-one solution from PRIORIT. Additional reasons for choosing a modular approach included significant space savings compared with brickwork or drywall constructions. The smoke extraction shafts were individually planned with great care, and each element was precisely prefabricated in the PRIORIT production facility. This ensured smooth and rapid delivery, installation and assembly.
The SYSTEM 42 wall system consists of 42 mm thick, non-combustible panels with a surface coating. The smoke extraction damper made of the same material was integrated flush into the modular smoke extraction shafts.
Thanks to precise prefabrication, installation time was reduced to one day per shaft and floor. The prefabricated shaft elements, including the smoke extraction dampers, were supplied with a priming film, allowing them to be customised on-site during the tenant fit-out.
The final result speaks for itself: slim, unobtrusive smoke extraction shafts that blend harmoniously into the elegant architecture of the Skyline Tower while providing the highest level of safety.
